1. Role as Independent Consultancy & Strategic Marketing Partner
properties-dev.com operates strictly as an independent real estate consultancy and strategic marketing partner for master developments in Egypt (including projects by Hyde Park Developments). properties-dev.com is not the developer, owner, or general contractor of any advertised compound or real estate project.
2. Illustrative Nature of Renders & Visual Materials
All visual renders, CGI impressions, virtual walk-throughs, floor plans, dimensions, and architectural illustrations showcased on properties-dev.com are conceptual and illustrative in nature. Master developers reserve the right to modify layouts, finishes, landscape schemes, and master plans in accordance with statutory approvals.
3. Pricing, Down Payments & Availability Subject to Change
Pricing milestones (e.g., 5.9M EGP, 6.4M EGP, 8M EGP, 9.3M EGP, 11.7M EGP), down payment percentages (starting from 5%), installment schedules (up to 10 years), and unit availability are determined solely by the master developer and are subject to immediate revision or withdrawal without notice.
4. Limitation of Liability
properties-dev.com facilitates unbiased consultation and direct developer access. Official sales agreements, title deeds, construction warranties, and delivery timelines are executed directly between the purchasing client and the respective developer entity. properties-dev.com assumes no operational liability for developer delivery schedules or contractual amendments.
5. Governing Law & Judicial Jurisdiction
These Terms & Conditions and any engagement with properties-dev.com shall be governed exclusively by and construed in accordance with the laws of the Arab Republic of Egypt. Any dispute, claim, or difference arising hereunder shall be submitted to the exclusive jurisdiction of the competent Courts of Cairo.
